In this business, in order to make a sale go the way it's supposed to and have our clients either make the most money or save the most money out of a sale, we have to be upfront and honest, not just tell you what you want to hear. We have been on listing appointments where we tell the seller what our opinion and strategy is as far as pricing their home and the seller would choose to go with someone else who told them they would list their property at a higher number. Then, more than likely, we would see the listing up and eventually expire off market because it wouldn't sell, or, it would sell, but for a much lower amount because the home had to go through many price reductions in order to get an offer. Check out this article I found, it also has more insight into what you need to look for when you're looking to hiring an agent.
Should we not tell the truth about what we think a property is worth in order to get the listing? NO! Absolutely not. Even though, a home will only sell for what a buyer is willing to pay for it, not what we say it's worth, we will not mislead anybody in order to get our sign in their yard. You can be sure about that with us. Something as important in life as selling a property needs to be treated with complete respect, and that is what we'll do every time.
